Property Management Services Provided by Sky Property Management Ltd

We currently manage a wide variety of apartment, townhouse and commercial complexes through the Dublin area, from Foxrock, Rathgar etc to the fashionable Temple Property ManagentBar district.

We will provide a premium management service and will work diligently to maintain your property complex’s physical appearance to a very high standard.

Our management service covers all the standard items required in order to manage your complex from financial management to routine repairs and maintenance. We promise to provide a regular physical presence at your complex and offer a 24 hour emergency service. Our service can, of course, be tailored to suit your needs.

Just some of the services we provide:

Financial/Administrative Services

  • Apportionment, invoicing and collection of service charges. This includes follow up reminder letters and in the case of non payment, liase with solicitors to ensure legal proceedings are instigated, if necessary, in order to maintain a 100% collection rate.
  • Preparation of Service Charge and Sinking Fund Budget
  • Maintenance of bank accounts and general book-keeping duties.
  • Financial reports.

  • Distribution of Auditors Report and Financial Statements
  • Ensure that the Company obtains competitive prices for all repair/ maintenance work performed. It is our prerogative to ensure that the Company achieves the best-cost benefit ratio and that all costs are constantly monitored to ensure that this goal is being achieved.
  • Maintain and update a register of owners and contact details.
  • Ensure block insurance policies are in place.
  • To arrange periodic meetings between Sky Property Management Ltd and the Residents Association/Committee to discuss and resolve any problems or issues that may arise.
  • Record minutes of all such meetings and arrange copies to be sent to all members.
  • Ensure that the company satisfies all the requirements imposed upon it by the Companies Acts. Specifically, to keep impeccable books and records throughout the year and arrange for the preparation of annual audited accounts and submission of same to the Companies Office and the Revenue Commissioners.
  • Insurance enquiries and correspondence in relation to the common areas will be processed through us. Assistance will be given to owners where they are processing a valid claim in relation to the common areas.
  • Advise on any safety issues and improvements that can be carried out on the block.
  • Arrange for periodic survey of property of reinstatement valuation for insurance purpose.
 

Management - General

  • Attain quotes and appoint qualified contractors to carry out routine repairs and maintenance.
  • Grounds maintenance
  • Cleaning of common areas
  • Place refuse outside for collection by local authority.
  • Appointment of specialist contractors and service contract agreements re:

    - Lift maintenance
    - Electronic gates/barriers
    - Fire safety equipment
    - Fire Alarm system
    - Intercom system

We can also Project Manage larger projects, renewals, refurbishments etc., which may entail liasing between the residents and professionals ie Architect, Engineer, Quantity Surveyor, Fire Safety Consultants, Solicitor, Accountant etc.
